How to determine if you need a new roof can be done by just about anyone. (Although, it is best to have a professional look at it and give an opinion because experience does equal knowledge.) However, there are some fairly conspicuous telltale signs that will alert you to the distinct possibility that a roof replacement is in fact in order. So, read on to learn how to determine if you need a new roof.

How can you determine if you need a new roof? Well, the answer comes down to some fairly straightforward observations. Obviously, a heavily damaged roof will qualify. But, there are more subtle indicators. And, if you know what to look for, you may be able to determine if you need a new roof. Here are the most common signs you’ll see if your roof needs repair or replacement:

  1. Cracked shingles. If shingles are cracking or tiles are cracking, that is a factor of stress, and usually, age. So, if you see cracked shingles or tiles, it’s probably best to have them replaced.

  2. Curled, damaged shingles. When roof shingles curl it is a strong indication that their lifespan is ending and that the roof is also aging past its functional lifetime.

  3. Missing or loose shingles. Obviously, when roofing materials start to disappear and there are missing sections, that definitely means there’s an underlying problem. So, if you observe missing or loose shingles, it’s probably time for a replacement.

  4. Discoloration or damage around vents. Here’s something that a lot of people don’t know to look for, but it can be an indication that it’s time for a new roof – discoloration around vents. Also, vents that appear to be damaged can also alert you to problems with your roof.

  5. Algae, moss, or mold growth. Growth of just about any kind can mean there’s a hidden problem with your roof and it’s best to have it checked out sooner rather than later. Of course, all three of these are signs there’s a persistent presence of moisture and that does not bode well for any type of roofing system.

  6. Any damage around skylights or chimneys. Additionally, a damaged area that is around or on skylights or chimneys can also be a red flag that a roof needs to be replaced.

Of course, age will also help determine if you need a new roof. Depending on the type of material, roofs can last quite a long time. But, very few shingle installations will last beyond 15 to 20 years and while tile and metal both last longer, they too can be damaged or compromised by age.
